Terms & conditions.
Last updated: May 2026. These terms govern the provision of plumbing & heating services by James Seal & Son ("we", "us", "our") to customers ("you", "the customer"). By engaging our services you agree to these terms.

2. Quotations and estimates
All quotations are valid for 30 days from issue unless otherwise stated. A quotation is not a binding contract until both parties have agreed in writing or verbally confirmed the work.
Where a fixed price cannot be provided in advance, we will provide an estimate and inform you before proceeding if costs are likely to exceed it significantly. Quotations do not include the cost of materials unless explicitly stated; materials are charged at cost.
3. Booking and confirmation
A booking is confirmed when we agree a date and time verbally or in writing. We will make every reasonable effort to attend at the agreed time and will contact you as soon as possible if unable to attend due to circumstances beyond our control.
4. Access and preparation
You are responsible for ensuring we have safe and reasonable access to the work area at the agreed time. If we are unable to carry out work due to access issues outside our control, we reserve the right to charge a call-out fee.
5. Gas Safe work
All gas work is carried out in accordance with the Gas Safety (Installation and Use) Regulations 1998. We are Gas Safe registered and will only carry out gas work within our competence and registration scope.
We reserve the right to refuse or cease gas work if we identify a dangerous or unsafe situation. In the event of a gas emergency, contact the National Gas Emergency Service on 0800 111 999. Gas safety certificates will be issued upon completion of applicable gas work.
6. Pricing and payment
Payment is due upon completion of the work unless otherwise agreed in advance. For larger jobs, a staged payment schedule may be agreed before work begins. We accept payment by bank transfer, cash or cheque. Invoices provided on request.
If payment is not received within 14 days of the invoice date, we reserve the right to charge interest at 8% above the Bank of England base rate under the Late Payment of Commercial Debts (Interest) Act 1998.
7. Emergency call-outs
Emergency call-outs outside of standard working hours (Mon–Fri 8am–6pm, Sat 8am–1pm) are subject to an additional call-out charge, communicated to you before we attend. Standard-hours call-outs are charged at the normal labour rate.
8. Workmanship guarantee
We guarantee our workmanship for 12 months from completion. If a fault arises due to our workmanship within this period we will return to rectify it at no additional charge.
This guarantee does not cover faults caused by misuse, neglect or third-party interference; normal wear and tear; issues caused by pre-existing conditions; or parts/materials supplied by the customer. Manufacturer warranties are separate and subject to the manufacturer’s own terms.
9. Materials and parts
Where we supply materials, we use reasonable endeavours to source quality components. We are not liable for defects in manufacturer-supplied parts beyond the manufacturer’s own warranty. Where you supply your own materials, we accept no liability for faults arising from them.
10. Liability
We carry public liability insurance. Our liability in connection with any work is limited to the value of the work carried out. We are not liable for indirect or consequential loss. Nothing in these terms limits our liability for death or personal injury caused by our negligence, or for fraud.
11. Cancellations
If you need to cancel or reschedule, please give us as much notice as possible. Cancellations made with less than 24 hours notice where we have already allocated time may be subject to a cancellation charge. We reserve the right to cancel or reschedule in exceptional circumstances with as much notice as possible.

We will acknowledge your complaint promptly and aim to resolve it fairly and quickly. If you remain unsatisfied, you may refer the matter to the Gas Safe Register or seek independent dispute resolution.
13. Health and safety
We comply with all relevant health and safety legislation. You are responsible for informing us of any health and safety risks or hazards at the property before we attend. We reserve the right to stop work if we consider the working environment unsafe.
14. Data protection
We process your personal data in accordance with our privacy policy and UK GDPR. By engaging our services, you consent to us processing your data for the purposes of providing those services.
15. Governing law
These terms are governed by the laws of England and Wales. Any disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
16. Changes to these terms
We reserve the right to update these terms at any time. The current version will always be available on our website. Continued engagement of our services constitutes acceptance of the current terms.
